Buying a House: Electrical Checks You Should Make

Before buying a property, these electrical checks can save you from expensive surprises after completion.

Buying a house is the largest financial commitment most people make, yet the electrical installation is often overlooked in the buying process. Structural surveys rarely include a detailed electrical assessment, and a faulty or outdated electrical installation can cost thousands of pounds to rectify. A pre-purchase electrical survey gives you accurate information about the condition of the installation before you exchange contracts.

During a viewing, look for obvious signs: is the consumer unit a modern metal-clad unit with MCBs and RCDs, or an older plastic fuse board? Are there enough sockets throughout — or is the house relying on extension leads? Are there round-pin sockets (pre-1947), Bakelite switches (pre-1960s), or surface-mounted conduit wiring (a sign of very early installation)? Is the wiring PVC-insulated (modern) or rubber-insulated (old and potentially dangerous)?

Ask the vendor for any existing electrical certificates. An EICR from within the last 5 years is reassuring; no certificates at all warrants an independent inspection before exchange. For properties built before 1985, we strongly recommend commissioning a pre-purchase EICR. The survey will identify any C1, C2, or C3 issues and give you an accurate picture of the remedial work required.

Factor the cost of any identified remedial work into your offer. Consumer unit upgrades start from around £350; full rewires for a 3-bedroom house start from around £2,500. These are negotiating points that can be reflected in the purchase price.
