Planning the Electrics for a Home Extension

Getting the electrical planning right for an extension from the start avoids costly changes during build. Here's how to approach it.

A home extension offers the opportunity to add significant living space — but it also brings electrical planning requirements that must be addressed early in the design process. Getting electrical requirements right before planning permission is sought, and certainly before the builder starts, avoids costly changes during construction and ensures the finished extension is safe, practical, and compliant with Part P of the Building Regulations.

The first question is whether the existing consumer unit can accommodate the additional circuits the extension will require. A kitchen extension might need a cooker circuit, a fridge/freezer circuit, ring main additions, and dedicated lighting circuits. A rear living room extension might need only socket and lighting circuits. In either case, the electrician needs to review the existing installation before planning the new circuits.

At first fix stage — when the extension structure is up but before insulation and plasterboard — the electrician installs back boxes, runs all the cables, and installs any accessories that need to be in the wall cavity. This is the time to install any future-proofing: additional socket positions, TV/satellite points, network cabling, and under-floor conduits. Changing cable routes after the plasterboard is on means chasing and replastering.

All new electrical work in an extension is notifiable under Part P of the Building Regulations. It must be carried out by a competent person registered with an approved scheme (such as NAPIT or NICEIC), who self-certifies the work. DP Power Solutions is fully registered and handles all notification and certification as part of the service. We attend at both first and second fix stages and co-ordinate closely with the main contractor.
