A loft conversion involves two distinct electrical stages: first fix and second fix. Understanding what happens at each stage helps homeowners co-ordinate with their builder and electrician effectively and avoid delays or additional costs.
First fix happens when the structural frame of the loft conversion is in place but before insulation and plasterboard. At this stage the electrician installs back boxes in the walls and ceiling, runs all cables between the back boxes and down through the floor into the existing property, and installs any specialist elements (such as underfloor heating cables if a loft bathroom is included). All cables must be routed and protected before the walls and ceilings are closed up.
Second fix happens after plastering and decoration. The electrician installs the face plates, light fittings, and accessories onto the back boxes, makes the final connections to the consumer unit for any new circuits, and carries out all testing. The loft may need new circuits added to the consumer unit — if the existing unit does not have capacity, a new consumer unit or sub-board may be required, which should be agreed at the first fix stage.
On completion, the electrician issues an Electrical Installation Certificate covering all the new work in the loft conversion. This is required under Part P of the Building Regulations and is a notifiable completion document. The certificate must be kept with the property records. DP Power Solutions provides a complete loft conversion electrical service, attending at first fix and second fix with full certification on completion.
