Loft Conversion Electrical Planning: A Complete Guide

A loft conversion requires careful electrical planning from the outset. Here's what to consider before work starts.

A loft conversion is one of the most popular ways to add living space to a property, and it almost always requires significant electrical work. Whether you are creating a bedroom, home office, or bathroom, getting the electrical planning right at the outset — before the builders start — is essential. Trying to add electrical infrastructure to a finished loft is far more expensive and disruptive than including it in the initial works.

The starting point is a survey of the existing consumer unit. Most consumer units installed 10–20 years ago were sized for the original house configuration and may not have spare capacity for additional circuits. A loft conversion typically requires at least one new lighting circuit, one or two new ring main circuits for power sockets, and potentially a dedicated circuit for an electric shower or underfloor heating if the loft is to include a bathroom. If the existing consumer unit is full, either a new consumer unit with additional capacity or an additional sub-board will be required.

Cable routes need to be planned before the loft structure is built. All cables must be either clipped to surfaces where accessible, run in suitable conduit, or installed in a way that prevents mechanical damage. In a habitable loft conversion, cables will typically be concealed within the floor and wall structure — these routes need to be agreed with the builder before the insulation, plasterboard, and finishes are installed. Changing the route after the fact means cutting into finished surfaces.

If the loft conversion includes a bathroom, all electrical work must comply with BS 7671 Part 7 requirements for special locations, including RCD protection and IP-rated fittings in the correct zones. All electrical work is notifiable under Part P of the Building Regulations. DP Power Solutions works alongside builders and architects throughout the loft conversion process, attending at first fix and second fix stages to ensure all electrical work is correctly integrated with the overall build.
