7 Signs Your Home May Need Rewiring

Old or deteriorated wiring is a serious fire and shock hazard. Here are the warning signs that should prompt you to call an electrician.

Electrical wiring is not visible in normal use — it's hidden in walls, floors, and ceilings — so it's easy to forget that it ages and deteriorates. Modern PVC-insulated wiring has a service life of around 40 years under normal conditions; older rubber-insulated wiring (common in properties built before the mid-1960s) becomes brittle and cracks much sooner. Deteriorated wiring is one of the leading causes of house fires and electric shocks.

The most telling sign of old or deteriorated wiring is a consumer unit with rewirable fuses rather than MCBs — if your fuse box has pieces of fuse wire that need replacing when a circuit fails, your installation is likely original and could be 40–60 years old. Other visible signs include round-pin sockets (pre-1947 standard), brown bakelite switches, or sockets with no earth pin (two-pin sockets are not permitted in modern UK installations). Rubber-insulated cables, which are a dirty cream or black colour, should be replaced as a matter of urgency.

Less visible signs include frequently tripping circuit breakers (which can indicate overloaded circuits or insulation faults), flickering or dimming lights (which can indicate loose connections or a failing neutral), burning smells (which can indicate overheating cables), and discolouration around sockets or switches (which indicates arcing). Any of these symptoms warrants a call to a qualified electrician for investigation.

If your property was built before 1985 and has not had a full rewire since, we recommend booking an EICR to establish the current condition of the installation. The report will identify any defects and give you a clear picture of what remedial work, if any, is required. In many cases a partial rewire of specific circuits is sufficient; in others a full rewire is the most cost-effective and safest approach.
